🔷 Introduction
In a transformative move for Bengaluru’s property ecosystem, the Bruhat Bengaluru Mahanagara Palike (BBMP) has officially launched its online portal for B Khata to A Khata conversion, announced by Deputy Chief Minister D.K. Shivakumar. This digital initiative aims to eliminate manual bottlenecks, ensure process transparency, and simplify property documentation for lakhs of property owners across the city.
The system is part of BBMP’s broader plan to integrate property tax, ownership, and E-Khata data into a single verified digital platform.

🔷 Background: B Khata vs. A Khata
Understanding the difference between these two classifications is crucial:
A Khata: Fully approved properties compliant with building bylaws and BBMP regulations — eligible for loans, trade licenses, and resale.
B Khata: Properties listed under the property tax register but pending full regularization — often in layouts awaiting approval or partial compliance.
Property owners have long faced hurdles in converting from B Khata to A Khata, with delays, unclear document verification, and multiple office visits. Now, with the digital conversion portal, BBMP promises a streamlined and citizen-friendly process.
🔷 Key Features of the New BBMP Conversion Portal
Centralized online system for submitting conversion applications.
Integration with the BBMP Property Tax Ledger for cross-verification.
Digital document uploads and status tracking for applicants.
Automatic validation with Final E-Khata (Form-B) before conversion approval.
Support for single plot and multiple property regularization.
Deputy CM D.K. Shivakumar stated that the initiative will ensure transparency and accountability in property regularization, making Bengaluru’s urban governance more efficient.
🔷 BBMP’s Important Instructions for Single Plot Approval
BBMP has also released detailed guidelines for property owners applying for plot approval and Khata conversion through the online system:
