BDA identifies 279 illegal Layouts in and around Bangalore, warns against buying plots.

The BDA has identified 279 unauthorized layouts in the city, warning people against investing in these areas to save themselves from getting caught in legal and financial trouble.


According to the agency, these illegal layouts have over 27,000 plots. It has written to the sub-registrar not to register any new properties in these layouts. The authority has prepared a report documenting the taluks, hoblis, villages and survey numbers in which the unauthorized layouts are being developed, and published the list on its website two weeks back. BDA officials said the exercise is part of ensuring the orderly growth of Bengaluru.


Hundreds of land parcels in Yelahanka, Anekal, Bengaluru South and Bengaluru East taluks have been developed as layouts illegally without approval from BDA, confirmed its senior engineer. “In some layouts, buildings have come up on a few plots, which is the upsetting part,” the engineer said.


The huge layouts have been developed without getting the land use conversion approval required under the Revised Master Plan 2015. Concrete roads, drains, electricity poles and drainages have been provided. Dirt, asphalted and gravel roads have also been laid on lands designated for agricultural, industrial, commercial purposes and forest zones.


“These contractors and builders don’t follow the basic guidelines of BDA. Roads are not of required width or lack footpaths. No spaces are earmarked for parks or CA sites; they are only violating rules. They just drill borewells and raise an electricity pole and provide electricity, but in the future, plot buyers will suffer,” said the official.
